In the 1960s, the theater district was considered in decline. A theater in a hotel was proposed on the site in 1973, but was delayed until the early 1980s. Meanwhile, real-estate agent Peter Sharp had acquired the Morosco, Astor, Helen Hayes, and Victoria theaters, which were torn down to make way for office towers. Eventually, the Marriot Hotel was erected with the theater within. It opened 37 years ago.
